Townwide Reappraisal Update & Municipal Tax Rate
The Townwide reappraisal values are being mailed to all Bethel property owners this week. You will receive a pamphlet showing values for all properties in Bethel. Since Bethel has not had a townwide reappraisal in 15 years, the value of the grand list increased 63.89%.
That means, the preliminary municipal tax rate for Bethel dropped from $1.3031 last year to $0.818 this year. This is great news and exactly what we hoped would happen! So, just because your property value increased, it DOES NOT MEAN your taxes will significantly increase.
Here is a sample for estimating your own preliminary municipal taxes:
Value of your property $319,800
Divide property value by 100 $ 3,198
Municipal tax rate (preliminary) X $0.818
Your preliminary Municipal taxes (prior to the local agreement rate, State payment, veterans’ exemption or current use deduction you may qualify for) would be $2,615.96 for July 2025 to June 30, 2026.
Again, this is the PRELIMINARY municipal tax rate. The actual tax rate will be set by the Selectboard in June. This preliminary tax rate is to help Bethel property owners ESTIMATE their 2025/2026 municipal taxes.
This does NOT include your school tax. The Town of Bethel does not calculate that rate. It is provided to us in early July by the State of Vermont.
